Qualification Criteria

In order to assist you with your decision on a new home, we are providing this list of requirements used to qualify applicants for residency at this community. Nothing in these requirements guarantees that all current residents meet these guidelines. Each person age 18 or older who will live in the apartment must submit an application and satisfy these requirements. Subject to applicable laws, our requirements include, but are not limited to, the following criteria:


IDENTIFICATION


Applicants must present a valid government-issued photo ID for each person age 18 or older.


INCOME


All applicants must have a combined verifiable monthly income of at least 2.5 times the rental rate. If this criterion is not met, a qualified guarantor will be required. Scholarships, study subsidies, and/or inconsistent income (commissions or tips) will require written verification.


CREDIT HISTORY


We obtain a credit report on each applicant. Our credit reporting agency evaluates credit (including rent payment history) as an indicator of future rent performance. Unsatisfactory or insufficient findings may require a qualified guarantor or result in denial. Applicants without credit history or a qualified guarantor may be conditionally approved and required to pay an additional deposit or advance rent.


GUARANTORS


If a guarantor is needed, they must meet the full qualifying criteria. All guarantors must have verifiable income of at least 3 times the rental rate and meet the criteria for the duration of the lease. Guarantors are fully responsible for the lease if the resident defaults.


CRIMINAL HISTORY


A criminal background check will be obtained for each applicant. Applications may be denied based on criminal convictions.


OCCUPANCY


Maximum occupancy is two (2) persons per bedroom. Exceptions may be discussed with your leasing representative. Children under 24 months may reside in the bedroom with the lease-holding resident unless the bedroom is classified as double occupancy.


RENTER’S INSURANCE REQUIREMENT


You may be required to carry a minimum of $100,000 personal liability insurance. Proof of coverage must be provided at move-in and maintained throughout your residency. Our community may need to be added as an “Interested Party” or similar language. Additional details are in your lease.


DATA AND COMMUNICATION


You understand and accept that we may collect, retain, use, transfer, and disclose personal information (e.g., names, email, phone number) for purposes including: operating the property, providing lease-related services, referring third-party products or services, debt collection, and resident surveys.
