Qualification Criteria
What are the rental qualification criteria?
In order to assist you with your decision on your new home, we are providing this list of requirements we use to qualify applicants for residency at this community. Nothing contained in these requirements shall constitute a representation that all residents and occupants currently residing in our community have met or currently meet these guidelines. Each person age 18 or older who will live in the apartment home must submit an application and satisfy these requirements. Subject to applicable laws, our requirements include, but are not limited to, the following criteria:
IDENTIFICATION. Applicants must present a valid government issued photo identification card for each person age 18 or older.
INCOME. All applicants must have a combined verifiable monthly source of income in an amount no less than 2.5 times the rental rate. If this criterion is not met, the applicant will be required to obtain a qualified guarantor. Scholarships, study subsidies and/or inconsistent income (commissions or tips) will require written verification.
CREDIT HISTORY. We obtain a credit report on each applicant. Our credit reporting agency evaluates credit (which may include rent payment history) as an indicator of future rent payment performance. An unsatisfactory or insufficient finding will result in the requirement of a qualified guarantor or in denial. Applicants that do not have credit history or a qualified guarantor may be conditionally approved and required to pay an additional deposit and/or advance rent payment made with a credit card or e-money order.
GUARANTORS. If a guarantor is needed, he/she must meet the entire qualifying criteria as presented above. All guarantors must have a verifiable source of income in an amount not less than 3 times the rental rate. The guarantor must meet the criteria presented above throughout the entire duration of the applicable lease period. Guarantors will be held fully responsible for the lease should the occupying resident default.
CRIMINAL HISTORY. We obtain a criminal background check on each applicant who will reside in the apartment. It is possible your application will be denied due to criminal convictions.
OCCUPANCY. The maximum number of residents permitted to dwell in the apartment home shall not exceed two (2) occupants per bedroom. Please see your leasing representative for any exceptions allowed under this community’s rules. Children under the age of twenty-four months may be able to reside in the bedroom with the lease holding resident unless the bedroom is classified as a double occupancy unit.
PETS. The following breeds, as well as any other breeds considered “aggressive”, are restricted from this community:

Rottweilers
Doberman Pinschers
Chows
Presa Canarios
Akitas
Alaskan Malamutes
Wolf-hybrids
Additional pet and breed restrictions may apply at this community. If you have pets, please see your leasing representative for more information. These restrictions and deposit requirements do not apply to qualified service or assistance animals.
RENTER’S INSURANCE REQUIREMENT. You may be required to carry a minimum of $100,000 Personal Liability Insurance coverage. To satisfy this requirement, you must provide evidence of insurance coverage at move-in and maintain this coverage throughout the entire term of your residency. In addition, we may require that you add our community as an “Interested Party,” “Party of Interest,” or similar language. Your lease will have additional details about the insurance requirements.
DATA AND COMMUNICATION. You understand and accept that we may collect, retain, use, transfer, and disclose personal information, such as the first name, last name, email address, and phone number of you or your occupants in the unit. We may collect, retain, and use that information, or disclose that information to third parties to, among other things, (a) operate the Property; (b) provide services consistent with the Lease; (c) refer you to third parties that provide products or services that may be of interest to you or your occupants in the unit; (d) collect debts; and (e) conduct and analyze resident surveys. Please review the privacy policy of the owner’s authorized agent at the time of residence for a discussion of the treatment of information during your lease. By providing an email address or cell phone number, you consent to receive communications regarding marketing materials, promotional offers, and your application status via e-mail, voicemail, calls, text, and/or any other means. You acknowledge and agree that this authorization is made voluntarily.
The permissions and consents granted herein apply to the owner of the community and the owner’s authorized agents/representatives, including its property manager, and will continue even after your lease expires, the owner of the community sells the community, or the property manager no longer manages the community.
FAIR HOUSING STATEMENT. We are committed to compliance with all federal, state, and local fair housing laws. We do not discriminate against applicants based on race, color, religion, national origin, sex, familial status, disability, or any other legally protected classification or status. All persons involved with the leasing and operation of our communities receive training on fair housing laws. We will consider requests for reasonable accommodations based upon a disability. We will consider reasonable modification of existing premises, which may be at the expense of the person requesting the modification.
FALSIFICATION OF APPLICATION. Any false statements or false information included in an application may result in denial of the application.
Is a minimum credit score required?
There’s no set minimum credit score. Applications are reviewed by a third-party screening service based on overall qualifications.
Do you conduct background checks on applicants?
Yes, we conduct both credit and criminal background checks as part of our standard screening process to ensure a safe and welcoming community for all residents.
What is the minimum income needed to qualify?
Applicants typically need a monthly income of at least 2.5 times the rent to qualify.
Can I have a co-signer or guarantor on the lease?
Yes, co-signers or guarantors are welcome and can help support your application.
All Payment-Related Details
Are utilities included in the rent?
Utilities are not included in the rent. Residents are responsible for electric, water/sewer, and a monthly flat fee for services: $30 for trash, $5 for pest control, and $75 for cable and internet.
What forms of payment do you accept?
We accept online payments and cashier’s checks for your convenience.
Is there an application or administrative fee?
Yes, there’s a $125 application fee per applicant and a $350 administrative fee due at lease signing.
How much is the security deposit?
Security deposits start at $500 and may go up to one month’s rent plus $500, based on screening results.
Furnished Units
Do you offer furnished apartments?
We do not currently offer furnished apartments, but we’d be happy to recommend local furniture options if needed.

Do the apartments include in-unit washers and dryers?
Yes! All of our apartments include in-unit washers and dryers for your convenience.
Can I install my own washer and dryer?
Apartments come equipped with washers and dryers, so personal installations are not permitted.

What lease durations do you offer?
We offer 12–15 month leases, and we’re happy to explore longer-term options to fit your plans, just let us know!
Is a month-to-month lease available?
We don’t offer month-to-month leases at this time.
Can I sublet my apartment?
Subletting is not permitted, but feel free to reach out to our team if your housing needs change, we’re here to help.
Do you accept pets?
Yes, we’re a pet-friendly community! A non-refundable $500 pet fee and $25 monthly pet rent apply. Certain breed restrictions do apply. Verified emotional support and service animals are always welcome in accordance with fair housing laws
Maintenance Request Procedures
How do I submit a maintenance request?
You can easily submit maintenance requests through the Loft Resident Portal anytime.
What is the typical response time for maintenance issues?
Maintenance requests are typically addressed within 48 hours, but we’re always working to respond as quickly as possible, often within 24 hours.
Is emergency maintenance service available after hours?
Yes, emergency maintenance is available after hours for urgent issues like HVAC failure, no hot water, power outages, electrical short circuits, or water leaks. Lockouts due to lost keys are also handled for a $150 fee.
How do you handle pest control and extermination?
We provide weekly pest control service every Monday. If you need additional treatment, simply submit a request through the Loft Resident Portal.
Parking Availability and Rules
Do you offer assigned or covered parking spaces?
Parking spaces are not assigned, but we offer a covered parking facility for your convenience and peace of mind.
Is there a fee for parking?
Parking for your first vehicle is complimentary. A second vehicle can be accommodated for a monthly fee of $125.
Are there guest parking spots?
Yes, we offer covered guest parking spots for your visitors’ comfort and convenience.
What are the parking policies and regulations?
Residents are required to park on level 3 or higher within the parking garage. Guest and retail parking is available on the ground and first floors and must be paid through the designated parking platform.
Security and Safety Measures
What security features are in place at the community?
For your peace of mind, we have a Courtesy Officer onsite to help maintain a safe and secure community environment.
Are security cameras installed throughout the premises?
Yes, security cameras are installed throughout the community to help ensure a safe and secure environment for all residents and guests.
Do you have on-site security personnel?
While we do not have on-site security personnel, our community is monitored by security cameras and supported by an on-site Courtesy Officer to help promote safety and peace of mind.
Move-In and Move-Out Procedures
What is the move-in & move-out process?
Our team will guide you through a smooth move-in or move-out process. Elevator reservations are required at least 24 hours in advance to ensure availability and coordination.
